Glen Williams: Hey everyone, Glen Williams here with Homes By Glen and Coldwell Banker M.M. Parrish Realtors. Today I wanted to talk to you about some of my favorite new construction home builders here in Gainesville along with the neighborhoods that they’re in. My first new construction home builder I want to highlight is Tommy Williams Homes over in Oakmont. Oakmont is located off of Southwest 24th Avenue in Parker Road. Tommy Williams Homes is known as Gainesville’s Green Builder, and he’s been building beautiful homes here in Gainesville for over 35 years.
Here are just a few things that Tommy Williams does that makes him an energy efficient builder. Number one, Tommy Williams uses two by six exterior walls and not two by four, and this allows for additional insulation with the thicker wall. Also, the insulation they use is very energy efficient and it’s called spray foam insulation.
Number two, every home they build has 2000 Watts of solar, and this will give you an overall reduction on your electric bill. Also being over in Oakmont, you’re on Clay Electric instead of GRU, so you’re going to save even more money. Number three, another item they offer in all of their homes is their tankless gas hot water heaters, which gives you endless hot water. And this is really nice when you have friends and family visiting you. Number four, Tommy Williams loves to take care of his customers. So for the first year, he pays your entire electric bill. For base pricing on the Tommy Williams Homes, they start out at about $275,000 for a nice three bedroom, two bath home, and they go all the way up to about $500,000 to $550,000 for a nice four bedroom, three bath home with a study. The neighborhood of Oakmont where the Tommy Williams Homes are built, has absolutely beautiful amenities. They have a great clubhouse, a resort style swimming pool, along with tennis courts, basketball courts, and a gym, and they also have a really nice playground for kids.
The school zones for Oakmont are Childs Elementary, Kanapaha Hall Middle School and Buchholz High School. Tommy Williams is currently in phase three of his development and when Oakmont is finished out, there’ll be right under a thousand homes in that neighborhood.
My second new construction home builder here in Gainesville that I want to highlight is Emmer Development, over in the neighborhood of Lugano. This neighborhood is located off of Southwest 91st Street, and runs into Archer Road. It’s just South of Haile Plantation. Emmer Development has been building beautiful homes here in Gainesville for over 60 years. One of my favorite things about Emmer Development over at Lugano is where it’s located. They’re the only new construction here in Gainesville that is located right next to Haile Plantation. So now you have really easy access to the Haile Village Center, the Haile Publix, and all of the walking and biking trails that Haile Plantation has to offer.
In 2020, Lugano has some great things coming up for their amenities. They will complete their brand new clubhouse with the fitness center along with a zero entry pool, a splash pad playground for the kids, and also have tennis courts and basketball courts. Also another great thing about Lugano is when you use one of Emmer Development’s preferred lenders, they will actually pay 1% towards your closing costs. The base pricing for a home over in Lugano starts around $260,000 for a nice three bedroom, two bath home, and it goes all the way up to $520,000 for a nice four bedroom, three bath home that has a flex space. Also a phase three will be started for more homes in 2020, and there’ll be an entrance off of Archer Road. And eventually, they’ll have their own Village Center with shops and restaurants. And when the neighborhood is completed, there’ll be a total of 460 homes.
The school zones for Lugano are Wilde Elementary, Kanapaha Hall Middle School and Buchholz High School.
